Villa Santa Maria Nuova sits on the green slopes just below Cortona – close enough to walk up to the old town in comfortable shoes – with the wide Valdichiana opening out below and the Renaissance dome of Santa Maria Nuova close by. It is made for families and groups of friends who want space, comfort and a view to come home to: four master bedrooms, each with its own en-suite bathroom, sleep eight guests, and an annex off the cellar can become a fifth en-suite bedroom for up to ten.
Days revolve around the saltwater infinity pool, with its sun loungers and the Tuscan hills all around (it can be heated on request), and the panoramic terrace – breakfast in the morning sun, an aperitivo when the valley turns gold. In the evening everyone gathers at the gazebo, where the barbecue is lit and the long table is laid with local wine and vegetables from the villa's own garden.
Inside, the gourmet kitchen is built around a big island under wooden beams, there is a proper dining room for long dinners, and the living room has a fireplace and a smart TV. The bedrooms are bright and quiet – one opens onto a private terrace – and the bathrooms have modern walk-in showers. Air conditioning and underfloor heating run through the house, with Wi-Fi everywhere. To finish the day there is something rare for a Tuscan holiday villa: a private spa corner with a sauna set against old stone walls.
